Owner Entity — Individual or Company Portfolio Holder
Owner Entity — Individual or Company Portfolio Holder
Overview
The Owner Entity feature allows you to define whether a portfolio holder is an Individual (a private person) or a Company (a registered legal entity). This distinction is captured at the owner record level and flows through compliance, financial, and reporting workflows.
Owner Types
| Type | Description |
|---|---|
| Individual | A private person who owns one or more residential blocks or units. |
| Company | A registered company or corporate body acting as the portfolio holder. |
Use Cases
- Individual owners — Sole traders, private landlords, or named persons with direct ownership of a block or portfolio.
- Company owners — Limited companies, LLPs, or other corporate entities holding residential blocks for investment or management purposes.
Key Benefits
- Compliance accuracy — Service charge demands, Section 20 notices, and other statutory communications can be correctly addressed to the right legal entity type.
- Financial record-keeping — Invoices and financial statements reflect the correct owner classification.
- Portfolio scalability — Supports everything from a single private landlord to a large corporate portfolio under one platform.
Notes
- The owner entity type should be set when first creating an owner record and reviewed whenever ownership transfers occur.
- Changing the entity type on an existing owner record may affect downstream documents and reports — review any outstanding compliance tasks after making changes.
