Offers Pipeline

The Offers Pipeline provides a kanban-style view of all applicant offers across your portfolio, grouped by their current status. It is available at /dashboard/offers.

Pipeline Stages

Offers flow through 9 standard stages:

Stage	Colour	Meaning
Invited	Blue	Applicant has been invited to submit an offer
In Progress	Sky	Applicant is actively completing their application
With Agent	Indigo	Application is under agent review
Awaiting Amendments	Amber	Changes have been requested from the applicant
Sent to Landlord	Purple	Offer has been forwarded to the landlord
Landlord Reviewed	Violet	Landlord has reviewed the offer
Accepted	Green	Offer has been accepted
Rejected	Red	Offer has been declined
Cancelled	Grey	Offer has been withdrawn or cancelled

Offers with statuses outside these 9 stages are rendered as additional columns automatically.

Offer Cards

Each card in the pipeline displays:

• Property address
• Applicant name
• Status badge
• Offered rent (in £ pcm)
• Time since last update

Clicking a card navigates to the full offer detail page (/dashboard/offers/{id}).

Filtering

Use the property filter dropdown at the top of the pipeline to view offers for a specific property. The dropdown lists only properties that have at least one offer. The total offer count updates to reflect the active filter.

Loading State

While offer data is being fetched, the pipeline renders skeleton placeholder columns to indicate loading.
